JDL was engaged by a confidential client and Macon Enterprises to construct the client’s expansion office in Boston’s Back Bay. Working in collaboration with Fusion Design, Syska, and Macon Enterprises, the project required a meticulous approach to deliver high-end office spaces integrating specialty materials and complex design elements.

Stair Coordination
JDL led detailed planning efforts to coordinate schedules and timelines across multiple trades, including millwork, glazing, steel, sprinkler, and concrete subcontractors. The team confirmed lead times, field verification requirements, and infrastructure needs to maintain workflow continuity and successfully integrated lighting fixtures within the staircase design.

Lighting Package
Extensive procurement efforts were undertaken early in the project, with coordination meetings involving architects, engineers, electricians, and lighting representatives. Multiple rounds of shop drawing reviews ensured accurate measurements and specifications for specialty fixtures prior to ordering. Electrical requirements, blocking, and carpentry were verified for lighting troughs, pendant fixtures, and open-ceiling installations, while lighting controls were validated to support daylight harvesting and energy efficiency.

Millwork
Architectural precision was emphasized through iterative shop drawing reviews and sample submittals. Key millwork features included picture frame wall trim, column enclosures with integrated controls and lighting, a pantry island incorporating casework, brass footrests, and specialty wood trim centered between existing columns, as well as custom planters and benches at the base of the staircase.

Specialty Materials
JDL managed the sourcing and procurement of specialty materials, including stone initially sourced from Iran, then re-sourced from Italy to maintain project schedule. The team ensured proper acclimation of wood flooring and slat ceilings on site and expedited orders for long-lead-time flooring and wall coverings. Finishing details included specialty lime-wash and intumescent paint applications and brass finishes for appliances and plumbing accessories.

This project reflects JDL’s expertise in managing complex office fit-outs and delivering sophisticated work environments tailored to each client’s unique vision.
