JDL Corporate Interiors collaborated with a Confidential Client and Cresa Boston to transform a 1940s brick-and-beam warehouse into a state-of-the-art lab, café, and logistics space. This 100,000-square-foot fit-out demonstrates JDL’s expertise in revitalizing historic structures while integrating modern functionality.

The project began with the construction of new lab spaces, office areas, and a best-in-class amenity center, which included advanced lab casework and equipment. To accommodate the client’s growing needs, JDL executed three additional phases, all while the office remained fully occupied.

Phase IA: Northeast Lab The first expansion focused on converting existing office space into high-tech lab environments. This phase required innovative problem-solving due to the building’s age and the lack of updated plans. JDL addressed challenges such as pandemic-related supply chain delays by converting a window into a construction entrance, ensuring minimal disruption to ongoing operations.

Phase IB: Café Expansion The café expansion aimed to create a vibrant space for employees, featuring exposed brick ceilings and stadium seating. This phase required careful coordination, particularly for the adjacent bathrooms and showers. Custom-built stadium seating and the integration of new plumbing and steel structures highlighted JDL’s commitment to quality craftsmanship.

Phase II: Logistics and Cold Rooms This phase focused on adding 2,000 square feet of cold storage space, critical for the client’s operations. JDL’s early subcontractor onboarding and detailed planning ensured timely delivery despite lengthy lead times. The roof was raised and reinforced to accommodate large machinery, demonstrating JDL’s ability to manage complex construction tasks.

Phase III: Infrastructure Upgrades The final phase of the project involved significant infrastructure upgrades to support the client’s advanced operations. A new air handling unit and exhaust system were installed, requiring the construction of a steel platform on the roof. This phase demanded precise coordination with existing tenants, as the work involved penetrating the roof of an occupied space. The new systems were seamlessly integrated into the existing structure, with additional enhancements including new electrical panels and a sophisticated fire protection system designed to safeguard sensitive lab equipment.
