JDL was engaged for preconstruction in January 2024 to support BXP in evaluating plans to reposition the 360,000-square-foot campus. Over the course of the year, the team partnered closely with ownership and the design group to review concepts, identify cost-effective solutions, and develop a construction approach that aligned with the building’s long-term goals. This early collaboration established a clear vision and laid the groundwork for a seamless transition into construction.

Originally home to a single office user, the campus was transformed into a dynamic, multi-tenant environment. The scope included the creation of two new main lobbies, a modern cafeteria, a full fitness center with locker rooms, and a robust amenities package. This reconfiguration allowed the building to take on a new identity – one centered around flexibility, comfort, and long-term functionality. JDL’s team leveraged its understanding of contemporary tenant expectations to ensure each space was designed with usability and experience in mind.

The exterior grounds underwent extensive upgrades, including new outdoor event areas, fire pits, turf and landscaping improvements, a pickleball court, and an observation deck cantilevered over the adjacent quarry. Working collaboratively with landscape designers and specialty consultants, JDL delivered outdoor environments that elevate the campus experience and provide opportunities for connection among tenants and visitors. Because portions of the building remained occupied throughout construction, the project required detailed logistics and safety planning. JDL implemented strategies to minimize disruption, including coordinated delivery schedules, noise-management protocols, and controlled access routes.

Clear communication and a proactive approach ensured the comfort and safety of existing tenants while keeping the project on track. JDL’s involvement throughout every phase, preconstruction through final delivery – reflects the firm’s dedication to being a true partner from day one. The team’s comprehensive approach made it possible to deliver The Quarry to meet today’s workplace expectations, setting a new standard for the campus’s future.
