Carr Properties has achieved a major leasing milestone at 200 State Street, bringing the 304,000 square-foot, Class A office building to 92% occupancy, a notable accomplishment for a 40-year-old asset in Boston’s competitive downtown market.
Over the past several years, JDL completed a series of targeted renovations to the building’s lobby, fitness center, and amenity and conference spaces, modernizing the tenant experience while preserving the property’s prime downtown character. These improvements played a key role in supporting Carr’s recent leasing success, which includes nearly 42,000 square feet of new, expanded, and renewed leases.

JDL was engaged to complete a full renovation of the building’s lobby. The upgrade included a full cosmetic upgrade to the lobby including all new finishes and fixtures, as the existing lobby was characterized by an abundance of dated granite walls that extended the full two-story height. In order to modernize the appearance the project team installed a mix of luxurious wallcoverings and rich wooden slat walls.
JDL constructed a retail kiosk with food and beverage service capabilities so that a new coffee shop could be opened within the lobby. The wood and stone millwork is capped by a steel canopy structure with illuminated floating shelving.



A new staircase was constructed to bring tenants from the lobby up to the new fitness center on the second floor. The fitness center features cutting edge workout equipment and an open and airy aesthetic. New shower facilities and locker rooms – featuring glass shower doors, decorative tile and stone, and modern oak lockers were constructed to provide the tenants with a luxurious experience.


More recently, JDL completed a high-end, full-floor conference and amenity center on the sixth floor. The scope of work included a complete transformation of the floor, featuring a new elevator lobby, common corridor, and fully renovated restrooms. Every element was designed with an elevated standard of quality, incorporating premium materials and thoughtfully executed details.
A hallmark of the project is its use of Italian-sourced finishes, including imported lighting, specialty tile, and Porcelanosa stone. The space showcases high-end custom millwork throughout, complemented by a custom collection wood flooring that adds warmth and character. Two custom-built floating wood ceilings, each integrating seamlessly designed light fixtures — serve as architectural centerpieces that bring both beauty and technical complexity to the environment. Across the conference center, visitors will find a rich palette of textures and finishes, including tile, wallcovering, and acoustically engineered felt panels, all selected to enhance both aesthetics and function.

In addition to the building-wide renovations, JDL completed a full tenant interior buildout for the Massachusetts Bankers Association at 200 State Street. Working alongside Cresa, the relocated office space designed by VCA with engineering by C3 Engineering, includes private offices, conference rooms, and collaborative areas anchored by a central pantry and lounge.
The buildout emphasizes transparency and flexibility through demountable full-glass partitions with a custom champagne anodized finish, coordinated with textured wallcoverings, branded carpet, and custom millwork. The project also required complex electrical coordination to separate power service from a neighboring tenant, along with detailed floor preparation and real-time field adjustments to accommodate curved layouts and finish transitions, underscoring JDL’s expertise in delivering refined tenant improvements within the active infrastructure and operational environment of 200 State Street.
